Are building costs going'to come down?. Are you going to be able to build that "bungalow"'/ factory or Warehouse at" the ,old prices? The majority of builders, architects and contractors of Vancouver state*em: phaticalfy: "Not for;years.*' One prominent firm of local architects ' stated the present position ot. the building situation as follows: Since ^the first of September there has been a pronounced depression in the building industry, as in many other industries. But ,it .has not reduced prices of either materials or labor. If anything, materials are a little higher.1 We are convinced that there is to* be no material decrease in .the cost of .building. , Those .clients whom we have" advised .to delay a ,few months' (to see if prices would break, we are now 'ad- vising to accept modern costs and to go ahead and build. That is all we can do; recognize these new costs and proceed with building, which is at least three years behind in Vancouver as well as all through the .west. Builders and achitects might be expected in their own interests io encourage building-by declaring present costs to be permanent! But the Record asked several prominent builders and contractors if a general depression with'unemployment would not ease up the building" labor market toward lower wages. They replied that it would not. "Tke present supply of labor in dwelling, |goo .Vancouver was, until recently, quite fully utilized 'even 'during tibe quiet limes of the past two years./-If there was "a* very'marked degree of unem- ,the supply of "ordinary laborers, but it would not increase the number of skilled "carpenters, bricklayers and plasterers--'or expert cement workers. A great army .of mechanics out of work woul.d not make a cheaper market for''the gliding trade.. A few weeks ago there was a sudden drop in the price of lumber and a slight drop- in bricks. This drop in price was hailed as the beginning of'a fall" in general building prices. Then, almost immediately came the new freight rates, which put both brick, tile and lumber back at their old prices. "So, if it isn't one thing to keep up building costs, it is anotner," said a well-known contractor and member of the Builders' Association. A number of smaller lateral sewers will also be constructed and the remaining gap in the False ,Creek sea-wall completed. When, that is done the filling in of the area under and to the west of the Main street bridge up to the sea-wall will be undertaken and after that' will come the task of removing thet Main street bascule lift bridge. Meanwhile an early start'is also'to be made on the demolition of the old Globe hotel, which is another item in the general contract. The-final stage will be Hie converting of the whole area around the Main street bridge to the sea-wall into a park-like area before turning it over to the .city. This will also' in: volve the '.lowering of the existing grade on Main street where the bridge is located, by nearly two" feet. : The work'is expected .to be finished', in four, months, .but is liable to take longer ,pwing, to [the season ot the year and the problem of avoiding interfering with street ,"car and Vehicular traffic over such an important artery. MINING. The Mansfield Mining company, operating in the Lardeau district, near Trout Lake, B. POLICE STATION SOON ~:6ity'"Building* Inspector Bird has been instructed to report on the advisability'oE demolishing the old city police station building on Powell St., and will submit a recommendation to tho city council at its meeting today. What the recommendation will be it is not hard to guess, as Dr. F. T. Under- hiil, city medical health ofiicer, has. already condemned the building as unfit for human habitation, and from che many peculiar exterior angles shown in the walls and roof of the structure -teat some .33 years ago was :he -city's second city hall, the city will have to start demolition work soon."on it, or the building will fall dovn-itself. tThe only problem. In connection with the building which confronts the city council is the fact that the an- S cient structure hats been used' for storage purposes. Tools and equipment for street cleaning and waterworks shop plant are stored there. Where to find storage space when the building is razed is all that has prevented demolition Leing ordered long.ago. It is probable that a suggestion made by Aid Joe Hoskin will be adopted and storage space secured under a portion of ..the Georgia viaduct by closing up the sides under the bridge) in a section near the east or Main street end. :•.';■.
