AUTOS INFLUENCE VANCOUVER ' REALTY AND BUILDING PLANS Few realize the extent to which the -ftotomobile has wielded an influence -©a real estate and building plans in Vancouver. The fact is often more or less forcibly brought to the attention of the motorist j but the average "man-in-the-street who Is not fortunate enough to own an auto as yet, -seldom realizes what a great factor the modern motor car has been of late not only in solving the quick -transit problem but also in creating special lines of business as well as special types of buildings. In Vancouver, motor cars have been the dir- -«ect cause of the creation of a separate "business section, or rather several "sections located on strategic points of motor travel, that almost equal in extent the city's main retail area. More than that, -the automobile in- -dustry has become within a compara- ' lively brief space of time one of the "basic factors in local investment. Jn addition to the innumerable private garages which are now consider-j •ed an , inevitable accompanyroeht to I every detached dwelling, there were constructed in Vancouver -last BOARD OF WORKS GRANT FOR YEAR IS $775,000 In the final revision of the civic estimates by the city council at its meeting Monday, the sum of $775,000 was passed as the civic board of works appropriation for the year, together with $100,000 for the operation of the scavenging department. While this is a considerable cut on the sum originally asked by City Engineer Fellowes, it will enable a quite extensive programme of road improvements and similar construction to be carried out during the year. The council also passed the sum of $195,000 as the grant for the civic waterworks for the year. This will also allow of considerable extensions of the service and some semi-permanent construction work for water storage on the Seymour watershed. The total civic estimates for the year, as passed by the council, aggregate $6,159,951v and unless the provincial government allows the city to broaden its basis of taxation, this will mean a 30-mill tax rate for the current year.: PREPARING PLANS FOR WATER STREET WAREHOUSE Architects Gardiner & Mercer have been commissioned to prepare plans for extensive alterations and additions to the premises at 131:33 Water street, recently purchased by Swartz Bros., produce, wholesalers. Sketch plans have been approved by the owners and the working drawings will be ready about March 15, when tenders will be called for. The improvements consist of a one storey and basement brick addition and extensive interior structural alterations. TAKING TENDERS FOR CONCRETE FLOOD BOXES Tenders will be received by N. A. All of these structures were filled as if by magic, to capacity almost as soon ■ms they were"opened. There are also half a dozen big commercial garages -now under construction, several of -which will each be able , to accommodate .from 100 to, 200 cars'under ita roof. And more and still larger ones are being planned. The ten or twelve thousand cars now being operated in this city con- stiute the origin of all this business, and it is quite safe to say that the number will be heavily increased next ;year. The automobile has become such a fixed and indispensible ingredient in the life of the nation that it canont be viewed in the light of anything other than a staple. Property investment and special types of buildings based on its use need no longer be considered extra hazardous, pro- -viding the same sound judgment is ^applied as in the case of property of another type. The cars are here and are sure to multiply, and even in so- called hard times, their number is not likely to seriously diminish. There is no present danger of an over-sup- j)ly of space; rather the contrary. The trend is clearly upward and the increase of motors bids fair to continue until they touch in some way the activities of practically everybody in the country. USE AYRES PAINTS years, was strongly recommended for promotion to the post lately vacated by, Mr. J. G. Morgan, former city plumbing inspector, the city council decided to defer action on the appointment when this matter was under consideration at the meeting on Monday. ! c The recommendation for the promotion of Mr. Simmers was made by a special committee of the council, which after personally interviewing the eight' applicants for the position, and examining their qualifications, also suggested besides the promotion of Mr. Simmers, the appointment of 'Mr. D. R. McDonald as assistant plumbing inspector. The whole question was referred back to the civic building committee for further consideration and it is hinted there maybe some interesting developments in connection with the appointment. The editor of an exchange seeks to coerce his dilinquents by the following: "On our pants, once new and glossy, now are stripes of different hue, all because subscribers linger and pay us what is due. Then can't you be up and doing? Send in your mite, however small, or when the winds of winter strike us, we will have no pants at all." *..\* * *... *.-■_*....*..:.*..,.*....*... * .. HODGSON F. T. M.
