Two books of very  complete information regarding\nSouthern British Columbia, and British Columbia\ngenerally - its history, climate, resources,\nindustries, etc.\n2. Map on which is shown in pink some of the lands\nfor sale by this department.\nCopies of the regulations governing the sale of land in\nthe Columbia & Western and Columbia & Kootenay Land Grant, with\napplication forms - agricultural and timber,- for these railways\nand the B. C. Southern, will be sent you on application.\nYou will note from the regulations that !fPirst~~Class\nLands, suitable for agricultural purposes in their present condition\nor which are capable of being brought under cultivation profitably\nby clearing or which are wild hay meadows11 are offered in quarter sections (160 acre tracts) for $5.00 per acre, payable one-eighth down\nand the balance in seven (7) equal annual instalments.  That is 62\u00a3 $\nper acre each year or $100.00 down and $100.00 per year for seven\nyears for 160 acres - total $800.00.\nShould you select land with timber on it (no part with an\naverage extent of more than 3000 feet board measure per acre for\nC. & W. lands, or 5000 feet per acre for B. C. S. & C. & K. lands is\nclassed as agricultural land( you would be required to pay only $2.00\nper thousand feet for the merchantable timber on the land.  All the\nremainder that you use on the place - for houses, barns, fences, fuel,\netc. is free.\nThese lands in varying localities are ideal for general,\nmixed, truck, fruit, dairy or stock farming, as the case may be.  If\nyou have it in mind to follow any one of these and will advise us\nwhich, we will be glad to advise you regarding the locality which in\nour judgment would be best suited to your needs.  If you have no\nparticular branch of agriculture in mind, we will, if you so desiret\nbe glad to suggest a locality, and in a general way outline how in\n our opinion you could best develop the maximum power of production\nof one of several quarter sections (or more) from which you could\nmake selection.  As to fertility and productiveness, these lands\nare for the most part quite the equal of, or better than lands in\nthe older parts of the North American continent, which command\ntwenty times our price or more..\nThe development of Southern British Columhia has heen\nvery rapid during the last few years, and the settler in that\ncountry today can no longer properly he termed pioneer.  Good\ntowns and cities are now frequent along the lines of the Canadian\nPacific Railway, and the land offered for sale is much of it near\nthese towns, where good schools, churches, banks, and all kinds\nof stores have been established.  The climate is temperate, as you\nwill see by reference to that portion of the hoook forwarded to you\nwhiGh describes the temperature, seasons, rainfall, etc.\nThe simple facts are that the pursuit of agriculture in\nSouthern British Columbia is favored beyond many other sections of\nCanada and the United States by the natural conditions which exist*\nAnd when the price at which the Canadian Pacific Railway is willing\nto sell these lands is taken into consideration, there is small\nchance of any other lands yielding a \"better return on the investment.\nWhat the Canadian Pacific Railway desires to offer is land so low in\ncost compared with its yielding capacity that those who investigate\ncarefully cannot but decide in favor of Southern British Columbia.\nThe Railway is in a position to sell land at a nominal price for the\nreason that it is primarly a transportation company and relys for\nprofit from the sale of the land mainly on the transportation of the\nproduct raised on the land.\nWith this general explanation of our purpose in selling\nthese lands, and our remarkably low price and liberal terms, I now\nrequest that you read carefully the matter forwarded you - then\nwrite to me, tell me what you want, or ask for suggestions, and I\nwill endeavor to be specific in my  reply, so that you may consider\na definite proposition.
