EXPERT PREDICTS PRIOES WILL NOT tfROP, \\ FOR FIVE YEARS The building situation with its ae- ■ WHapenying high prices and growing *nercity of materials Ik an all-absorb-j Ins topic with architects, engineers and contractors, and opinions are varied as to just what is to be the outcome. Whether construction will ."-.proceed with a boom, or whether there will be a complete cessation, of building operations in the hope of seeing "material* prices drop are 'questions ■which would seem time alone will answer. Builders are advised to wait no longer in an article in the Literary Digest, which says: "Do not put off till' next year the "building that might be. started tnls summer, is, in short', the advice given ' ^to .prospective builders and investors concerned about building,- by ,Mr. Allen 12. Reals, secretary,.of the Dow Service Daily Building Reports. Building costs are excessively high, but this expert insists that nothing is to W gained by waiting unless one is .prepared to wait five years' or more. In a signed article on the financial page of the New York American re- minds us that "after the American civil war thirteen years elapsed before the price of building, materials reverted to pre-war levels."' Even though the price peak of materials may. be reached in less time than that, it seems to this authority on the building mark ;t that mere will be a high price level either at or . above the present prices which*'will be maintained for a long time. So the best things for the tmnaer to do is "to start his plans at once instead of waiting until next spring and finding that prices are still higher. .The -builder need not expect a speedy job. Up to the present the .lack of labor : ~lms baen interfering with" the completion of much of the work under way In the Eastern States, but Mr. Reals believes that "from this -time forth "the regarding factor will concern, it- ^eir to the ability of getting materials as they are needed." But there- are things that are decidedly in trie eulld- 'st's favor, he believes. They include the present market price, for building material will not suddenly recede. The man who builds now will be assured of high returns upon his enter- .Trise for at least two.years after the •supply of building material and their prices return to an approximate nor- , Tnal level, and he will get probably a better constructed building * because Jess reliable contractors are now out T>f the market. • "Discussing the whole building material situation, Mr. Reals notes that ''since the armistice a year and a half ago, the building interests have passed through a vale of paradoxes, that has no parallel in war or any other era in the jnemory of business men." PENTICTON PLANNING TO ENLARGE HOSPITAL PENTICTON—The Penticton Hospital Board has a man's size problem on its hands at present and has already held one meeting and will hold another conference with the city council soon to wrestle with the question of whether to build a* new wing to the existing hospital or an entirely new modern fire-proof building. While the majority of. the board favor the latter course and there is no question but that a new hospital building; is rneeded, the question of raising the $100,000 or $150,000 needed is a, big problem and one that apparently offers no easy solution at present. .At the meeting of the board last week Mrs. Runnions, matron attended and strongly pressed for- the construction of a. maternity wing* to the present hospital building, . claiming that was the most urgent necessity at present. She, pointed out she had nine, maternity cases at one time re-j * ' a cently, which overtaxed the accommodation available. ;Architect Lindsay Swan, of the firm of Swan & Augustine, also attended the meeting and submitted alternative sketch plans for a new maternity wing and also a new main building. .The*, board, is to meet again this week to decide what to do in_ the way of a building programme. It is considered probable that effort will be first centered on a new wing to accommodate maternity and other cases as being what is best needed to fill a pressing need. The new wing will cost "about $19,000. LARGE GAIN SHOWN IN ' . The annual rental of the tract is to be agreed on and the date of the lease, if granted, is to .start on May 24, 1921. Mr. Jones specifies, however, "if granted the- lease, that he is to have possession on January 1 'next so as to have time to improve "the tract and have, it ready for the opening on' May 24. One feature of the proposal which appeals particularly to the aldermen is the .fact that Mr. Jones agrees that all improvements are to'revert to the city at the expiration of the five-year lease term. " . , The tract in question, which was •filled in about a-year and ashal£ago. ^,lias had plenty of time to'settle and is in fine shape for to be made into an athletic field, as it is as level as a billiard table and only requires underdrawing, seeding and fencing. There"are, seven-main street car lines passing the front of the pn&poserl park, a'hd it is only a few minutes' walk from the heart of the c:i.y.-. The "proposal was referred " by the council to the city engineer to report to the next meeting- of the board of works, when Mr. Jones" will be given an opportunity of appearing m support of his proposal. The majority of the aldermen appear to favor the plan if the city's title to the property can be cleared to alow of it. J BlbS ARE ASKED ON NEW WHARF AT THETIS ISD.
