START CLEARING SITE FOR RUBBER FACTORY PORT COQUITLAM—Officials of the Gregory Tire & Rubber Company have announced that a start will be made this week on clearing operations on the site of the new factory which the company are under agreement with the municipality to erect here. CANNOT WAIT FOR BUILDING " PRICES TO DECLINE Judging by the amount of building construction which gives every promise of being continued through- the •winter, as well as the number..;of new homes that are being started each week, despite the lateness of'what is usually considered the active business season, it is becoming quite patent that prospective home builders in the city are at last beginning to realize the fact that nothing is to be gained by waiting for the price of tmilding materials to show a drop. It is becoming quite generally recognized that even if the prices of building materials are comparatively high—as judged by pre-war-standards—the cost of the land just now is cheap and the difference work's out at about the same in the final analysis as the prewar costs. Just how long this state of affairs will last can not be .foretold with any degree of accuracy. -But two things seem reasonably certain: One is that there is no immediate prospect B&kVsho'pZ.Z77. of any reduction in the cost'of build- Kes_idence ....... ing materials for reasons that are too Residence Rrick' Bid0' numerous to mention in detail. The other is the strong probability—almost a certainty—that there will be a more or less marked increase in realty in the near future—probably next spring. And owing to the fact that there" seems to be more demand for suitable home sites than business property just now, the most marked advance in realty will probably be on residential property rather than in the business section. . Realty men confidently predict that the constant influx of new residents in the city will soon justify an increase, for these new residents have to live somewhere and the demand for houses will naturally reflect on the prices '-of realty. Nobody can predict just exactly what the rate of increase of the city;-has been since the armistice was signed nearly a year ago, but counting the returned soldiers who have come back, together with the influx of others due to industrial activity, it is estimated that Vancouver's? populations is at least 10,000 more than" this time last year. And there is every probability of the population maintaining about that rate of increase for many years to come. All authorities agree that a great tide of immigration is due to set westward from tax-ridden Eu- rope to escape in some measure the crushing financial burden of the war. Vancouver will get a very generous share of this immigration, that is quite certain.
