By such selection the British Columbia .Record is no wise pledged to editorial support of any policy advanced by these societies, but maintains an abao- lutely independent position on all matters sub jeeY^j_editorUilopiniom UPSETTING INSTEAD OF I STABILIZING PRICES While the reason ,1s not entirely clear, it is a generally admitted fact in local building circles that considerable new house building is discouraged by the tendency of many builders and material men, in private conversation 'and otherwise, to create the impression that material prices must remain "uncertain and wobbly" for a long time to come. The idea is often - thus conveyed, either intentionally or -Accidentally in some instances—that - an investor about to embark on a home building venture will find himself on an uncharted sea. On more than one occasion recently it has been brought to the attention of The Record, cases where architects, after working patiently to turn ou6 plans for clients, have seen them slip away and decide to defer their building indefinitely because some contractor- or material man had impressed them that material prices might go. "away out of sight" most any day now. If the purpose of the person who voiced these unfounded rumors was to put a damper on one's building hopes, it could hardly be done more effectually than by throwing out hints of higher prices than now prevail. It need hardly be suggested that the psychological effect of fear so created, would be to drive the prospective investor into the handiest hole, there to stay safely, until in his estimation, the skies had cleared. What the public interested in new building would like to know more than anything else just now is that an honest effort is being made to stabilize prices. The average home builder, being perfectly and painfully aware that the present prices are high and are likely to remain so for some time to come, is not averse to going ahead with his plans if assured that overnight he ia not likely to be caught in a squeeze. But if once made suspicious that he is being imposed on and made the "goat," his plans are likely to be laid aside among the cobwebs. Another tendency of some contractors—fortunately only a very few in the local field, as far as known—is to add something to their building estimates in "anticipation," of some material price increase, which may or may not come before that particular building Job is completed The disposition thus to "play safe" at the, client's expense is neither based on sound business Judgment nor is it likely to work to the contractor's advantage In the long run. It has the Record. HODGSON, KING 6. MARBLE AWARDED $60,000 CONTRACT Messrs.
