HOLT & SON 426—436 Dufferiri St. Fairmont 12-ib Bevelling and Silvering tier of five or six room houses on somewhat uniform plans, that the cost of tile construction above that of lumber, at present prices could be cut to two per cent., while, in no case even for a single house, should the difference exceed five per cent. Under these circumstances and with a possibility of a further slight boost in lumber prices when building gets real active in the spring, it would be a good thing for prospective builders to seriously consider the advantages of hollow tile—especially in view of the fact that like lumber, it is one of the natural resources and products of the province. TILE CONSTRUCTION NOW ONLY FIVE PER CENT. ABOVE COST OF FRAME While B;C. lumbermen have been looking after foreign markets so solicitously, and lumber prices, following the inexorable law of supply and demand, have risen to hitherto; unheard of heights, clay products prices have Temained almost stationary. The result is that tile construction now promises to be a keen rival with lumber as a building material for moderate sized buildings and residences. With a margin of difference in cost' between the two forms of construction actually showing only about three per cent, higher cost for the tile,, and certainly not more than five per cent, on a seven or eight roomed house, local builders, arid contractors are' beginning to show a sudden and abnormal interest in the possibilities of til<i construction for residences to ,inf.el the housing demand. ■".; This growinfe: interest in tile construction has also spread to many prospective owners, a number of whom have already become convinced that with the margin so close between the two forms of building material as far as initial costs are concerned, the tile'shows so many advantages in the way of permanency, reduced fire risks, quick construction, lower cost of upkeep, and actual comfort in the dwelling itself, that already a number of handsome homes built of hollow tile have been erected in various parts of the city. '" As for leading local architects, they realized some time ago when lumber first commenced to show such aviating tendencies last fall, that any further increases in timber prices would bring the margin of cost between the two forms of construction very close. The recent advances in lumber prices has brought this to pass and any fur ther increase in lumber will give tile an even break in initial costs which its ultimate and manifold advantages in this climate should place it in the enviable position of being an even more popular building material than lumber. As an illustration of how close is the margin between these two classes of building material now, it is stated on the authority of a prominent local firm of architects who went very carefully into the respective costs, than the average single residence of seven or eight rooms now only shows a difference of three per cent, in favor of the lumber—where it once was about 25 per cent. It was found too, that in the case of construction of a num- POINT GREY PERMITS -2554—J. H. Ledger, 3870 lGth Ave. \V., alterations, ?350, G. O. Pearcy, Contr. 2555—H.
