This- amount of sewer work, while urgently needed, was passed largely to aid the various city undertakings that are being carried out to relieve the unemployment situation. BUILDING BOOM IN DWELLINGS IS PREDICTED FOR NEXT SPRING . Study of recent sales of residence property in the city shows that there is a general influx of people here from various sections of the continent, but of late mostly from the prairie provinces, who are buying homes and going into business, according to a general concensus of opinion as expressed by leading realty brokers. ■ The majority of local real estate dealers—even the most conservative—predict that there' will be a decided building boom on the city next spring and summer, and besides that there will be an active market for homes of the better class .that will make it possible to sell any fairly modern bungalow or dwelling just as soon as it is completed. While the realty market, like the building market, has been1 considerably quieter for the last" couple of months than was expected earlier in the fall, many of Vancouver's winter tourists are in the market right now for moderate to fairly high-class homes. These are in the majority of cases prairie visitors who' 'have come here with their, families in the expectation of securing accommodation by renting a house dr 'securing apartments, ibut through the scarcity of both these classes of accommodation, are paying anywhere from $5.00 to $15.00 a day for quarters at hotels in the belief that the drop in the prices of different commodities will be followed by a material decline in the cost of houses. This drop is not likely to be very marked as the shortage^of houses is just as acute as ever. '" It is true that there has been a slight drop in the prices of some building materials, but there has been no change in the price of labor, and the consequent decline " in the cost of building is but slight. It is also likely; that this drop is only temporary. , From all Teliable indications the whole country will experience a building boom during the coming spring and summer. There "is no great reserve stock of building materials on hand and there is consequently a probability of more or less shortage of materials in some lines at least when this construction period begins. This means that prices may again advance. Investigation will show that there is not likely to be any further very radical drop in the price of most staple lines of building materials, but there may come a drop in labor, especially during the early months of the spring r~ ; : r. Therefore, shrewd local' realty men advise anyone contemplating'-building "'to commence operations as early, next spring as possible so as to avoid possible de- lay in •securing delivery of materials and at the same time to take advantage of the abundance of labor. PARK BOARD SEEKS LOAN TO CARRY OUT IMPROVEMENTS (Continued from pare 1> the bath-house, all of which would tend to increase the revenue -from the bathing beach. iBy enlarging the Stanley Park pavilion the board will be able to take in about an additional $700 a day on holidays which is at present turned away for lack of accommodation. Besides that, the enlargement will enable the board to move its offices down to the upper floor of the pavilion and thereby save about $500 a year in rentals paid for its present offices in the Dawson building, and also be closer to its work. The board offered to repay the city the $50,000 loan at the rata of $10,000 a year. It was explained by Aid. Ramsay, civic finance chairman, that unfortunately the city council did not have the power to borrow from the bank for this purpose and as there was no funds left this year which could be utilized," it was decided to refer the application?to next year's council for the most favorable consideration. The belief was expressed that the loan could be arranged -next year and these important improvements undertaken sufficiently early in the spring to make them available for' the summer thongs which flock to both of these popular resorts. The fact that this bylaw was turned down at the civic elections last year is considered in city hall circles a reflection on the intelligence of theTate- payers, as it does not involve the borrowing of any new money but simply the 'utilization of funds lying idle in the bank for some urgently needed protection work!" No matter what the fate of the other bylaws, many public spirited citizens intesnd to try and see that this bylaw shall carry this time. The $500,000 bylaw, which was sent up to the ratepayers on the casting vote, of Mayor Gale, is intended largely to relieve unemployment in the city, and the borrowing of this half- million will be practically covered as far as sinking fund acii interest is concerned by contributions amounting to about $125,000 a year from the provincial government to the city, comprising the city's share of the automobile-and amusement taxes collect- ed in the city. There are school bylaws aggregating $241,000, all of which are declared by the school authorities to be absolutely necessary. It is stated that this sum represents the absolute minimum ith which the school board can co]Je with the influx in school population for the corning year. The remaining bylaw which makes up the $841,000 total is a measure which provides $75,000 for waterworks extensions. As water is one of the absolute necessities in Vancouver, aside entirely from the necessity for adequate fire prevention, it goes without saying that this bylaw should also receive the support of the ratepayers.
