SOARING COSTS  HITS  BUILDING  HARD   NOW  ■ Vancouver  architects,  builders  ana  -  contractors are growing restive of. late  under the pressure of increasing build  iaff coats and declare that if relief i  B©t soon afforded, the impending re  rival  in  local   building   activity  next  spring will be materially affected and  perhaps seriously curtailed.    They de  dare that already thousands of dollars  worth of prospective work has been  postponed   indefinitely   or   abondonea  Altogether for the sole reason that in  .- Testers feel that the limit of the cos  they can bear has been reached.  # *  While they are loathe to assert that  profiteering on  the  part  of  those  in  control, of the  material  and  building  ,.   supplies is responsible for the present  .wave of high prices, they nevertheless  •■ refer  to  instances  where  certain   es  sential materials have recently advanced 'to dizzy heights as pointing'strongly in that direction.    They further as  sert that price advances on the wnofe  are not justified.  The situation has been made more  acute for builders,  architects and in  Testers  by  the  recent # announcement  of advances in the price of practically  all grades of common and interior finish lumber, as well as smaller advances in shelf hardware, nails and plas  ter.    Although   the   building  industry  was  not unprepared  for advances  in  certain materials which have been "ad  versely affected by the American coal  and   steel   strikes,  and   the  generally  unsettled condition of labor in eastern  industrial  centres,   it  came  as  something of a shock to many c6ntractors  when an advance of $2 per thousand  was made on all grades of lumber except resawn boards, together with $1  advance  in  the   price  of  lath.     Contractors who had a number of winter  frame residence building jobs on hand  admitted that they had expected there  would be a slight advance in lumber  about next April or May when the de  mand became heavy.    They certainly  did not expect the advance to be made  before the end of the year.   And now  it is hinted in lumbering circles tha  there will be still another advance along about next May when the big orders are getting filled.    Where "will it  all end?  These Increases were ascribed to  the heavy demand for all grades of  lumber in the eastern domestic, and  foreign markets, together with considerably lessened production at home  and higher costs of this production.  Preference was given these markets,  according to local lumbermen, because j  of the higher prices obtained for quick  tects, 422 Richards street, are now., engaged in preparing the plans for an  eight-roomed house of hollow tile construction. It will form a handsome  addition to the many artistic homes in  the Shaughnessy Heights section. It  will be erected for a well known local  man. whose name is withheld for the  present. The estimated cost of the  dwelling will be in the neighborhood  of $12,000.    .  The   plans   will   be   ready   for  bids  about January 1st, when selected tenders will be asked for.    Owing to the  nature'of the material  used for construction, the progress of work on this  dwelling and its ultimate cost, as well  as time required in building, will be  watched with interest by local architects and contractors, as' it may prove  to be the precursor of many morje of  this  form   of  construction  if   lumber  prices remain as high-as'at present. CITY  MAY  PURCHASE  ROBSON   PARK  TRACT  Now that the city's financial condi  dition   is   showing   material   improvement, a number of park deals which  have been pending ever since  before  the   outbreak  of  the   war,   are   being  considered again with a view of being  put through.    The purchase of Kitsil-  ano Park from the C- P. R- was one o.  these long pending deals   which  was  recently put through.    Another which  is now engaging the attention of the  city council, but will probably now be  passed up to the incoming new council, is the purchase of Robson Parx in  Ward V.     ".'.,..  Mr. Nlcolls, of Macaulay & Nicolls.  representing Mr. Barr, the owner of  the tract, which comprises 1.81 acres,  offered the property to the finance com  mittee- at. its meeting last week for  $32,700, or the same value as placed  on it by the city's assessment commis:  sioner. A previous offer for this tract  made to the city in April,-1917, was  for ?35,000.  Aid. Owen pointed out to the finance committee that the purchase of  this tract which has been used as a  park by the city under lease, was really needed to* provide for an opening  through to Carolina street off Kings-  way and also for the widening or  Kingsway, for which a strip of the  tract will at least be absolutely necessary. As the first step in the building programme mapped  out. by the Spencer  firm, a contract has been awarded to  the  Dominion   Construction   Company  to make the necessary alterations  to  the former Clarke .&  Stuart building  at the northeast corner of Cordova and  Seymour streets to fit it for their business and also  to connect  that  block  with the main Spencer premises. L<atef  on it is planned to erect a wing some  six or eight stories in height, extending from the present Cordova    street  wing clear to the corner of Richards  and   Cordova, and  extending back to  the lane.   For it is an open secret now.  that   the   Spencer   firm   own   all   the  prop a sty in    the    block    bounded  by-  Hastings, Seymour, Cordova and Richards  street,   except the  Molsons and j  Bank of Montreal banks on  the  Seymour, and  Richards-corners  of Hastings street.    It is also hinted on good  authority that perhaps before another  year   has* passed   a   tentative   option,  which has been given on these properties, will allow the Spencer firm to acquire   them  also,   and   thus   own   the  whole  block.    By that time  it is  ex-  I pected that the entire Cordova street  j wings of the store will be completed,  ! and-arrangements   can   te   made   for  I tearing down the entire present Hast-•  j ings street frontage of all buildings in!  j.that block and the erection of a six on  ! eight story structure, such as this gilt-;  I edged location and the growth of the  j firm's business will amply warrant.      j  WRIGHT BROS.
